The Types of HDB Flat

Residents of Singapore live primarily in Housing and Development Board (HDB) flats, or apartments. These flats generally are less expensive but have comparable quality to other apartments. A flat is a completed unit that is part of a block or building containing hundreds of flats. Most blocks are equipped with adequate parking spaces and public facilities like pools and laundromats. Public transportation access points are often located within walking distance.

HDB flats come in many styles, including standard, executive, maisonette, jumbo, and terrace.
  1. Standard Flats

    • Standard flats are the most common type in Singapore. They can have two to five rooms, but typically do not go beyond three bedrooms. The number of rooms usually includes a living/dining room and bedrooms. Five-room units will often contain three bedrooms, a living area, and a separate dining area.

    Executive Flats

    • Executive flats are a higher tier than standard flats. They are typically five-room flats with additional square footage. Executive flats can come bundled with premium finishings but are considerably more expensive than standard types.

    Executive Maisonette Flats

    • Executive maisonette flats have gained in popularity. They offer a similar number of rooms to executive flats, but they are split between two stories. Typically the bedrooms are on an upper floor, with kitchen, dining, and living areas on the lower floor. They are pricey like executive flats, and square footage is lost due to the necessary stairwell.

    Jumbo Flats

    • Jumbo flats can be rare in many blocks because they are secondary modifications to apartment blocks. Jumbo flats are created by knocking a wall down between two existing flats. They are large, pricey, and extremely difficult to find or create.

      A modification on the jumbo flat design, except combining between floors, creates what is known as a shop flat. Shop flats have a store space on a lower floor, but connect to an apartment above.

    Terrace Flats

    • Terrace flats provide the secure feel of a private terrace with the lower cost of an HDB flat. The majority of terrace flats were built during the 1970s, and HDB restrictions keep owners from making many alterations. They offer a large amount of space inside, but offer relatively little room for parking.
