Why did Spain have spare some territory with Portugal in the Treaty of Tordesillas if Spanish had already come to Americas before Portuguese had?

Spain actually did not spare territory at the Treaty of Tordesillas, although it is commonly misstated that Spain did. They did the exact opposite, and split the world in half.
