This gated resort is made up of two sections, one with townhomes and another with condos and larger pool homes, which feature up to seven bedrooms for 16 guests and come with their own private pool. The resort also has a large community pool, two clubhouses, spa, sauna and steam room. Staff is available to help guests arrange transportation, reservations or attraction tickets. Homes feature full kitchens and living areas, and often have game rooms as well. Amenities vary from owner to owner but typically include towel service, cable TV and high speed Internet.

Just four miles from Disney World, Acadia Estates is a smaller community featuring larger homes, all with five bedrooms or more. Homes include lanai-covered pools and spas, and backyard patios. Inside, the homes have multiple master bedrooms with en-suite bathrooms, game rooms with activities such as pool or air hockey, full kitchens, living and dining areas, Internet access and video game systems. This is a gated community with less than three dozen homes, so guests will not find a large community pool or clubhouse here.

One of the newest and largest subdivisions in Kissimmee, Windsor Hills is just two miles from Walt Disney World. The resort is comprised of condos, townhomes and pool homes that offer four to six bedrooms. Pool homes have covered lanais and many come with spas as well. Heat for pools is available in the colder months. The homes also offer multiple master suites and game rooms. Many of the bedrooms are decorated in Disney themes for the kids. Resort amenities include a clubhouse with movie theater, large community pool complex, children's play area and sundry shop.
