It is very common to see timeshare owners vastly overprice their timeshare, hoping to make back everything they have put in. However, to sell your timeshare quickly, you should price it at the low end of the listings you have seen.
Advertise your timeshare sale. Talk to your resort first, asking for ideas on selling your week. They may have a newsletter or bulletin board that can advertise the sale. Along with this, there are many online timeshare resale services that offer free listing opportunities. Some examples are: TUG Timeshare Marketplace, Redweek.com and MyResortNetwork.com. Advertise in newspapers' real estate-timeshare section, including the local newspaper near the resort. There are many ways that timeshares can be advertised, but be sure to include in the description the attractions near the specific resort and the many getaway opportunities that are available there.
Respond to all emails and phone calls quickly. Be completely honest and open about your experiences with the unit/week/resort, fully disclosing maintenance fees, unit view, and whether it is a fixed or floating week. Discuss what you and your family liked about the area and the activities that are available. Be willing to work with potential buyers by providing counter offers.
Sell the timeshare getaway using a contract and legal documents. If you do not wish to employ an attorney, you can find downloadable kits available online that include instructions, forms, sample letters and loan documents. If you (or the buyer) choose, there are timeshare closing services that will disburse the money and the deed after everything is in order.
