Average Water Bill for a 3-Bedroom Home in Las Vegas

According to the Las Vegas Valley Water District (LVVWD), the typical monthly water bill for a single-family residence with three bedrooms—including sewer service—falls in the range of $64 to $67.

What Drives the Cost?

• Tiered Rate Structure: LVVWD uses increasing block rates; heavy outdoor irrigation (lawns, pools) pushes bills into higher, costlier tiers.
• Seasonality: Summer bills can be 2–3x winter bills due to landscaping needs in the Mojave Desert climate.
• Fixed Charges: Base service fees apply regardless of usage.
• Sewer Fees: Typically calculated based on winter water averaging or actual water usage.

Conservation Pays

The Southern Nevada Water Authority (SNWA) offers generous rebates for replacing grass with desert landscaping (Water Smart Landscapes), installing smart irrigation controllers, and upgrading to high-efficiency fixtures. These can significantly reduce the variable portion of the bill.

Note: Rates adjust annually. Always check the LVVWD website for the current rate schedule and your specific account details.
