However, if a tenant specifically requests that the landlord replace the toilet seat, the landlord must do so promptly, as long as the request is made in writing and is reasonable.
If a landlord fails to replace the toilet seat before a new tenant, the tenant may have the option to request a rent reduction or to file a complaint with the tenancy board.
