San Diego does not have rent control, so landlords can generally raise the rent as often as they want.
Restrictions
- Rent increases must be reasonable.
- Landlords must provide tenants with written notice of rent increases at least 30 days in advance.
- Rent increases cannot be retaliatory.
Rent Increases:
- Landlords can raise the rent by up to 10% per year, or 5% per year for tenants who have lived in the unit for at least 5 consecutive years.
- If a landlord wants to raise the rent by more than these amounts, they must provide tenants with a 60-day written notice.
Limits on Security Deposits
- Security deposits cannot exceed 2 months of rent.
